My Open Plea for More Police Protection

It seems whenever you drive through Rosenberg, in any direction you look, you see a Rosenberg Police vehicle. I don't think the Walnut Creek Sub-Division is in their normal patrol area, but I feel an increased police presence in our community is in order. Occasionally I'll see a Fort Bend County Sheriff's vehicle,pass through but I suspect when this happens they are on a call. If anyone in local law enforcement happens to read this blog, you presence in the community is certainly welcomed. Any thought of comments? I know this blog is seen by a lot of people. Feel free to chime in.

Wanted: Return of my recycle bin!

I hate to be negative, but someone stealing my blue recycle bin? Really? It's bad enough last year one of my trash cans was recently stolen, the funny part about that is that I spray painted the container with bright orange paint and from my upstairs window I can see the can in my neighbors back yard on the next street over. Not very neighborly? Add this to the hundreds of dollars of music CD's stolen from my wife's car while it was in the driveway, makes me have the need to air my disdain for some who just don't care.
So, lock your cars, maybe chain your trash cans? Who knows. This angers me. I'm more disappointed than angry.

The Holidays are almost upon us 2013

Time is really flying here at Walnut Creek. The new homes going up seem to be getting more sophisticated with each new street that comes to life. It's quite refreshing.

I've past the three year mark living here and am quite happy with the decision. The neighborhood has a great mix of people from different cultures and heritages. It works real well. The age range of residents is quite diverse as well.

I enjoy watching the area children and young adults participating in outside sports, whether it be basketball, or just the riding of their bicycles. It's nice to see that kids these days aren't really glued to their television sets all day.

I have to chuckle when I see the really young tykes zoom by in their motorized carts. Technology is touching three and four year old kids as they seem to have it all while navigate the streets in their personal little people movers.

So for now, things are good here at Walnut Creek. Would I buy here again? Yes, I would. I do have concerns though with regards to the number of rental units in the development. I do believe rental units should be held to a higher standard of HOA requirements but that is just not in the cards.

I would like to see a resident's HOA. 

The management company that now anxiously collects our yearly dues does do a good job but I'm not happy with their lack of response when issues are reported to them. They don't seem to have names when you call their office, and they don't return telephone calls. They simply don't.

Look at it from their standpoint, they don't have to. We are not their clients. The residents are just the ones who signed the documents to comply with their regulations. I would like to see a definite date be announced for the creation of a resident's HOA. From this standpoint I feel I was misled by Lennar Homes when they suggested there would be a resident's HOA in about two years.

So as another year comes to a close (almost) things are ok here in Walnut Creek. I did hear through a third party that we may be under the protection of the City of Rosenberg Police soon. Not sure if that's true or not but I'd really like to see that. I don't think we are seeing enough law enforcement in the neighborhood. Once a while a Fort Bend County Sheriff's Deputy will drive by but it's not a regular occurrence.

It would be nice to see some speed enforcement in the mornings when people enter our neighborhood to drop their kids off at the elementary school. 

I am sure a simple motorcycle Deputy would be able to cite several cars per hour.

2013 Is Here So Now What?

First off, thank you to all my neighbors who felt the necessity to continue with their fireworks past 2:30AM this morning. I'm all for self expression and people enjoying their home, but there is a point where total disregard for the people around you is most unfortunate. I suppose this comes with the territory, this is a tightly packed community full of diverse people. I have to believe the folks who partied into the morning didn't even realize they were disturbing others. So common sense, isn't so common, is it?

Now, the beginning of new year will bring with it the bill for the imitation home owners association.When I purchased my home more than two years ago I was assured by the Sales Representative at Lennar Homes that an association made up of residents of the community would be formed within a year. This didn't  happen and the current "company" that acts to handle the landscaping and home owner's association duties is very quiet indeed. There is little or no communication from them on what's going on in the community, issues, agendas, etc. I will say, when I've had to seek their help they were very accommodating.

Moving on, In my next post I will address an agenda item that needs to be addressed at some level. That is the lack of adequate police protection. I had an incident last week where I called 911 (3) times and received no response from the local authorities. Really? As you can imagine, I'm not quite happy with the Fort Bend County Sheriff''s Department right now.

So, my first post of the year isn't totally positive so I feel the need to end with some upbeat comments:

  • The community is coming together very nicely. It was nice to see all the new homes decorated for the holidays. People did put in a lot of effort with their decorations.
  • The new homes being built are rather interesting. They have design elements that are really spectacular such as french doors off the master bedrooms, patios etc. When I purchased a few years back there were no upgrades available. I would have enjoyed a patio.
  • Overall, people are really taking care of their properties. This could be a combination of self pride and the policing of the neighborhood by ACMI (The management company).
  • Lennar construction debris is a non issue at this point. They are doing a very nice job of picking up after themselves. I do believe Lennar is a good company and I would purchase from them again. (I have no connection to Lennar).

Lennar Sign Twirling Litter Bugs

I watched in disbelief last weekend as the person apparently hired by Lennar Homes to twirl advertising signs at passing motorists, simply discarded his litter (2 large drink containers) on the side of the road at the entrance to the Walnut Creek subdivision. Really? I thought. That's part one, here comes part two:

I've been to the Lennar Homes new home site two times now and each time when I shared my disappointment with the person on duty I was basically told there is nothing they can do and I should call Lennar Corporate. Really? Are you kidding me? Is nobody in charge of this project? Lennar you need to get your act in order.

The Building Continues.......

The subdivision is shaping up nicely. It's fun to watch the new houses being built. I have to say, the newer Lennar homes seem to have very nice architectural features and the latest section of the development is moving along quite well.

Lennar is also doing a much better job of policing their subcontractors. The lots are clean of construction debris and it's not flying all around the neighborhood.

Overall, I'm pleased with our decision to move into Walnut Creek. There are some concerns mainly cosmetic as residents seem to have different lawn maintenance standards. (In fact some don't care for their property at all) I don't give the current HOA very high marks in this regard.

Random Observations

It's going to be very convenient to get fuel once the new gas station is open next to First Victoria Bank. It just seems to be taking a very long time. Not sure why.

Speaking of First Victoria, we're really impressed with how that bank is run. They are truly professional and polite. The new branch is quite nice too. I was happy to transfer my banking affairs to this organization.

We're also enjoying McAlister's Deli in the Brazos Crossing Shopping Center. Clean, fresh, well priced and great customer service.
