It's been a while

Been enjoying the conversation on the next door website. 

There are issues to talk about. Rental homes need to be held to higher standards of compliance. This concerns me greatly. Concerned about litter, graffiti and bandit signs that are illegally posted. Nobody seems to care.

It's nice to see people enjoying their homes....

As you walk through the community, it's nice to see people enjoying their homes. Some of the landscaping is amazing. I'm jealous. Don't know how to do that. So here are a few thoughts to share.


  • The neighborhood is growing up nicely. 
  • The roads are clean. 
  • The common areas are very well maintained. The HOA does a good job in this regard. 
  • People seem to use every square inch of their property. Amazed at what some have done with their garages. Real man caves for sure, some with stereos, large screen televisions, couches, etc. 
So for those who think I'm only able to post negative issues, I wanted to share something nice. Enjoy the day.

Houses Don't Stay On The Market Too Long



As homes in this subdivision go up for private sale, it seems they don't stay on the market very long. That's a good thing. I recently spoke to a friend who is now a former neighbor who not only sold their home in one day, but got more than the asking price. Although all the paperwork took about one month, they were very pleased not only with the speed of the sale but with the equity they were able to walk away with as well. I am sure there are other similar stories. Positive news is always nice to share. Enjoy the day.

Rental Properties Are A Problem For Me

I am not pleased with the condition of rental properties in the subdivision. I am also very unhappy with the seemingly inability of the HOA to do anything about them,. Here is text from recent email.

I am increasingly frustrated with the condition of rental property XXXXX  Walnut Creek and the seemingly inaction on the part of ACMI to correct the problem. I will be following up this email with a telephone call. Hopefully, we can come to an understanding about this property and your organization's ability to enforce the regulations. I am not pleased at this time.

The property continues to go without mowing, hole in the fence, and for about one week last week, no garage door. That fortunately has been corrected. I want to know what your organization's plan is to enforce rental property codes? I have an online blog that gets many hits per month for Walnut Creek and I haven't brought this up, but soon plan to.

If feel I was lied to by representatives of Lennar when I purchased my home with regards to the home owner's association.

At the end of the day, I am your customer, yet my calls and email messages go unanswered. That's not what I signed up for. 


PS: I see that I've mentioned this before. To my readers. If you are reading this blog in anticipation of purchasing a new home in Walnut Creek, please bring this up to the Builder's Representative. They need to know they are probably misinformed about the benefits of the current HOA.

Great Neighborhood but It's Not Highway 59, Read On

I am concerned that sooner or later we are going to be in the news. There are members of this community that apparently don't feel it's necessary to use caution when driving in our subdivision. Children running after balls, dogs and cats on the road, coupled with the occasional homeowner backing out of a driveway are only a few of the issues at hand. Stop signs seem to only be suggestions. This isn't going to end well. What does it take to get speed enforcement by the Fort Bend County Sheriff? I don't think it is going to happen. I'd very much prefer if we were under the jurisdiction of the Rosenberg Police. People, slow down. I've seen close calls. #rosenbergpd #fortbendcountysherriff

Managment Company Needs to Ammend Rules to Hold Rental Owners To Higher Standards

I'm not happy once again. I live next to a rental home where residents seem to thumb their noses at the HOA rules. Cars parked on the lawn(s). Yes, the lawns parallel to the street and parallel to the driveway, vehicles that block the sidewalk and the list goes on and on. This is only the beginning. Thinking of buying in Walnut Creek, stay tuned, I'll be posting quite frequently in the next few weeks. PS: My car was visited by an unknown person the other night. I forgot to lock it. They didn’t get much and the car can’t be started without the computer chip key.

Morning School Traffic Still a Speed Enforcement Issue

I've written about this before. I would like to see speed enforcement on Irby Cobb Blvd, for vehicles heading toward the school. Parents speeding to drop off their children at school don't realize the speeds they are traveling at. If the Fort Bend County Sheriff's department reads this, it would be nice to see your motorcycle division out here. It's only a matter of time before something happens. I was pulling out onto Irby Cobb today and a school related vehicle wasn't happy with my 30mph travel This is a development, it's not highway 59.
